If you operate commercial, healthcare, educational or catering production premises you will be aware of the onus of responsibility is on you to comply with this legislation or face heavy legal and/or financial penalties.
BS 9999:2017 requires that all dampers, regardless of type, specification or operation method are tested annually as a minimum which when combined with The Regulatory Reform (Fire Safety) Order 2005 which states that you as the premises operator must eliminate or reduce the risk of fire as far as is reasonably practical could leave you legally compromised if you fail to establish a fire damper testing regime
Including the Regulatory Reform (Fire Safety) Order 2005 there are 13 Health and Safety regulations that cover the regular cleaning and maintenance of grease extraction systems that premises operators are required to comply with. The industry standard TR19® Grease ‘Specification for Fire Risk Management of Grease Accumulation within Kitchen Extraction System’ has been firmly adopted by insurance companies, who can refuse a claim or cancel your policy if you do not have your grease extraction system cleaned in accordance with TR19 Grease.
TR19® Grease now states that the entire kitchen extract system must be cleaned from end to end and if it not this must be reported and clearly identified on a drawing to the client and their insurance provider. A copy of this report should also be uploaded to the B&ES ventilation hygiene register. We have an inhouse bespoke system to clean vertical risers from top to bottom using a combination of reuseable safety access systems that we install and tried and tested cleaning methods backed by client case studies and references. There are may companies offering mechanical and chemical solutions for non-accessible ducting that damage the ducting and have limited effect when cleaning grease especially in ducting that is not round. Just think ‘round peg - square hole’ and you will understand the limitations of mechanical solutions.
A much missed part of premises infrastructure that is also covered by the same 13 Health and Safety regulations as kitchen grease extraction cleaning that premises operators are required to comply with. The importance of a rigid ventilation hygiene regime was also highlighted during the COVID pandemic there was a risk of infection through poorly maintained systems. Poorly maintained ductwork has an impact on a buildings indoor air quality which increases sick days for occupants and reduces productivity.
